Terms & Conditions


Booking Policy:

  • Please note that during Peak Periods our Fenns Barn and Foggs' Barn are only      available for a seven night booking (February Half Term, Easter, May Bank Holiday, Summer School Holidays, October Half Term, Christmas and New Year)

  • If the property is to be booked for a party/celebration type gathering (especially stag or hen parties), then a request must be sent beforehand to discuss suitability.

  • Sorry no pets allowed.

  • When      staying in Fenns Barn, Foggs' Barn and Wills Barns, please remove all      bedding and place any used towels in the bathrooms. All properties should be left in a clean and tidy state, if additional cleaning is required this shall be charged from your breakage deposit. 

  • All      rubbish bags should be separated into recyclable/non-recyclable and      removed from the property and placed in the black bins at the side of the      property (Fenns Barn, Foggs' Barn and Wills Barn). Guests staying in      Waterslacks Barn should separate their rubbish and place the bin      bags into the container in the car parking area (please do not leave      any unwanted or broken camping equipment behind as this would be charged      for disposal).

  • Please      make sure the property is locked on departure and windows and doors      closed. Leave keys in the keysafe at the property.

  • During your stay, our neighbours and other guests must not be disturbed by any unnecessary, excessive noise (loud music, shouting, etc.). This applies to any time during the day and especially in the evenings and night. Please note that any unnecessary disturbance could result in your booking becoming void and being asked to vacate the premises.  

  • No      smoking in the properties (this is UK law).

  • Arrival      at the properties is from 4pm and departure is before 10am. Additional charges might be incurred for late departure or      early arrival.

  • Each      property, when booking, states the maximum number of guests that are      allowed to stay. Groups who arrive with more than the stated number      of guests for each property shall be asked to leave and their booking      will be void. If you intend to have guests visiting during your stay, this will need to be authorised with the owners. 

  • Water and electric is included but for normal domestic use only.
    Electric car charging is unfortunately not possible due to our limited electric supply. 
    Nearest electric car Charging point is at Morrison’s Leek. 

All bookings will include a £100/150 (Fenns and Foggs') damage/excessive cleaning deposit; this is refunded within 7 days of departure if no damage is found or excessive cleaning required. If any damage is found after departure that is valued over the £100/£150 Fenns and Foggs', an additional invoice will be sent to guests to cover the damage repairs.
Directions and keycodes will be sent when the balance payment is received.

 

Cancellation Due to COVID and refunds

National Lockdown – In the event of a National Lockdown coinciding with your holiday so that you are unable to travel and we are prevented from opening, you will receive a full refund minus 3% booking fee.

Regional/Local Lockdown – In the event that the address given on the booking form is put into Local/Regional Lockdown and the period of restriction covers the period of your booking rendering you unable to travel, you will receive a full refund minus 3% booking fee. 

Cancellations by You must be notified to us immediately and confirmed in writing.

We strongly recommend you take out travel insurance for UK holidays which covers booking cancellations.This is available at very affordable rates and will give you peace of mind in the event of any of the following (but not limited to):  family emergencies, illness (including Covid), a requirement to self-isolate/ quarantine, a call to jury duty, incarceration, change in personal or work circumstances, travel delays, vehicle breakdown, and delays with public transport. 

If you choose not to take out UK travel insurance then you accept responsibility for any loss that you may incur due to your cancellation.

Cancellation by the Property Owner

The property owner will endeavour to make sure the stated property is available for the dates contracted. In the unlikely event the property becomes not available and the property owner has to cancel the booking, the property owner will endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

40 % of booking refunded (if we are able to rebook before the arrival date, we maybe able to offer more)

Miscellaneous

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.

The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.

The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.

The property owner reserves the right to refuse entry to anyone, who in the property owner's opinion is not suitable to or capable of taking charge of the property.

The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unreasonable.

Hot Tub

If you wish to rent the hot tub at Fenns Barn or Foggs' Barn this must be arranged before arrival. Please read and confirm the guidance of the hot tub on balance payment. Children should be supervised at all times around the hot tub, when tub not in use place the lid back on for safety.


Number of Guests

The maximum number of people entitled to stay at this property is Fenns Barn 6+1, Foggs' Barn 6+1, Wills Barn 6, Waterslacks Barn 15 and furthermore, only those people named on the booking form are entitled to stay. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund. Sub letting or assignation of the let is prohibited.


Arrival and Departure Time

Every effort will be made to have the property available from [tag:arrivaltime] on the day of arrival. The property must be vacated by [10am] on the day of departure. Late departure will result in an additional charge being made. Information about keys and how to collect them will be provided once full payment has been received.


Liability

The property owner takes no responsibility for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.

Children must be supervised at all times.

Cleaning

We would like to think the holidaymaker and party would treat the property as they would their own home and at the end of the holiday the property is left in a clean and tidy condition. The property owner retains the right to make an additional charge for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.

Breakage Deposit

The deposit is usually returned within 7 days of departure, dependant on payment method. Any breakages or additional charges will kept from the breakage deposit. The holidaymaker should make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental dame or breakages should be reported to the property owner (or their representative) prior to departure. The property owner retains the right to make an additional charge for damage and breakages although it should be noted that minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for.


Complaints

Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from to time things do go wrong. In these circumstances, it is the responsibility of the holidaymaker to make any such problem known to the property owner (or their representative) immediately it becomes apparent, thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.

The property owner will make every endeavour to rectify any identified problems as soon as is reasonablble.
